Maintenance Plan Terms

1 What the plan is

A maintenance plan is a 12-month agreement for us to clean your gutters, your windows, or both, a set number of times a year, at a price fixed for the term.

It is a service agreement between you and Fort Comfort Gutters LLC DBA Fort Comfort Services, covering the property you gave us when you signed up. The price is based on that home's size and height, so it applies to that address only.

Payments are handled by Stripe. We do not see or store your card or bank details.

2 Your term and renewal

Your plan runs for 12 months from the day your first payment clears. Paying monthly or quarterly is a payment schedule on that 12-month commitment — it is not month-to-month service, and stopping payment part-way through does not end the commitment. Section 8 explains what happens if you cancel early.

Plans renew automatically for another 12 months at the end of the term, at the price then current, unless you tell us otherwise before the term ends. We will write to you before an annual plan renews.

You can turn off automatic renewal at any time by calling or emailing the office. Doing so does not cancel your current term.

3 What's included

Your plan covers the services and the number of visits shown on your quote:

  • Gutter cleaning — spring and fall, or spring, summer and fall. Gutters and downspouts cleared and flushed, debris removed from site.
  • Window cleaning — each spring, or spring and fall, exterior only or inside and out, with screens if you chose them.

Every visit includes a gutter and window inspection, whatever plan you are on, at no extra charge. You will get a short written report with photos afterwards.

If the inspection turns up something that needs repair, we will tell you and quote it separately. Repairs are never carried out or charged without your go-ahead.

The plan covers routine cleaning of a home in ordinary condition. Damage repair, gutter guard installation, ice or snow removal, unusually heavy build-up from construction or storm damage, and anything requiring specialist access equipment are not included, and we will quote those separately.

4 Scheduling your visits

Visits are scheduled by season, not by calendar date. Your plan says spring and fall, or spring, summer and fall — not a specific month. That is deliberate: gutters should be cleaned once the leaves are actually down, and that moves by weeks from one year to the next.

We contact you ahead of each season to book a day, and again before the crew arrives. If you want a visit at a particular time within the season, tell us and we will do our best to fit it.

We may move a visit for weather, safety, or crew availability. If we do, it stays inside your term and we will tell you.

If you skip a visit — you ask us not to come, or we cannot reach you or get access after reasonable attempts — that visit counts as delivered. It is not carried over or refunded. If you need to move a visit, call us and we will find another date rather than skipping it.

5 What you pay

Your price is set from your home's square footage, the number of stories above ground, the services you chose and how often. It is fixed for the 12-month term.

  • Gutter + Window plans are 10% cheaper than buying the two separately. The discount applies to both services.
  • Paying for the year up front saves a further 10%.
  • Homes above 5,000 square feet are quoted individually by the office.

Quotes are valid for 30 days. If the details you gave us turn out to be materially different from the home — for example the square footage or number of stories — we will contact you with a corrected price before any further work, and you may cancel without penalty at that point.

Prices exclude any applicable sales tax, which is shown separately at checkout.

6 Payments and failed payments

You choose monthly, quarterly, or a single annual payment at signup. Your first payment is taken at checkout, and the plan starts once it clears. Bank (ACH) payments can take a few business days.

If a payment fails, our payment processor will retry it over the following days and will email you. While a payment is outstanding we will hold any visit that has not yet been dispatched. If the final retry fails, the plan is cancelled and the balance in section 8 becomes due.

You can update your card or bank details at any time through the billing portal link on your receipt.

7 Changing your plan

Adding a service mid-term

You can add gutter or window cleaning at any time. We re-quote the whole plan at the bundle rate, adjust your payments from that point, and schedule visits for the remainder of the term only.

Changing how often we visit

Frequency changes take effect at renewal, so a term's visits stay settled.

Changing how you pay

The billing interval is fixed for the term and can be changed at renewal. Card and bank details can be updated any time.

8 Cancelling

You can cancel at any time by calling or emailing the office. We ask you to cancel with us rather than through your bank, so we can settle the balance properly and send you confirmation.

Because you pay across the year for visits that are not spread evenly across it, cancelling early means settling up. We work out what you have received against what you have paid:

HOW THE BALANCE IS CALCULATED

Value of visits delivered − total you have paid = balance.

Each visit carries a share of your annual price. If the visits you have received are worth more than you have paid so far, the difference is charged to your payment method when you cancel. If you have paid more than you have received, section 9 applies.

Visits still owed at cancellation are not delivered and are not charged for.

A worked example

A $480 a year gutter plan with two visits, paid monthly at $40. The plan starts in October, the autumn cleaning is done that month, and you cancel in November having made two payments:

The spring cleaning is not delivered and is not charged for. The $160 is charged once, to the payment method on file, and the plan then closes.

9 Refunds

If you cancel having paid more than the value of the visits you have received — most commonly on an annual plan cancelled early in the term — you choose either:

  • One more visit before the plan closes, if the amount you are ahead covers it; or
  • A refund of the difference between what you paid and the value of visits delivered.

Refunds go back to the original payment method within 10 business days. If you do not tell us which you would prefer within 14 days of cancelling, we refund the difference.

If we cancel your plan because we can no longer serve your property, we refund the difference in full and waive any balance owing.

10 Price changes at renewal

Your price cannot change during a term. It can change at renewal.

If we are changing your price, we will tell you at least 45 days before your renewal date, and the notice will state the new price. If you do not want to continue at the new price, tell us before the term ends and the plan will close at the end of the term with nothing further to pay.

11 If you sell the home

The plan belongs to the property. When you sell, you can either cancel — in which case section 8 applies — or transfer the plan to the buyer, who takes on the remainder of the term. A transfer keeps the property's visit and inspection history, which buyers usually like. Tell us either way before closing.

12 Access and conditions

We need safe access to the outside of your home, including gates and side returns. Please keep pets indoors and vehicles clear of the working area on the day.

Our crews will not work in conditions they judge unsafe — high wind, ice, lightning, unstable ground or roof access, or wasp and hornet nests. If a visit has to be abandoned for safety, we reschedule it at no cost to you; it is not treated as a skipped visit.

We work carefully around gutters that are already damaged, loose or corroded, but we cannot be responsible for the failure of components that were already failing. Where we see something in that condition we will photograph it and tell you before we work on it.

We are insured. If we damage something, tell us within 14 days and we will put it right.

These terms are governed by the laws of the State of Colorado. If we change them, the version that applies to you is the one you agreed to when you signed up or last renewed.
